Your roof is an essential part of your home. When it has a leak, you need to act fast. That's why we offer home warranty roof leak repair coverage to help you take care of leaks as quickly and easily as possible. Now when you discover a covered issue, you can simply contact American Home Shield and we will send a qualified Pro to your home to repair the leak. Roof Leak Repair Coverage is included in our ShieldPlatinum plan and can be added to our ShieldSilver and ShieldGold plans.

  • Replacement of shingles or shakes
  • Repair or replacement of tiles
  • Repair of nail pops
  • Seam repair on flat or rolled roof
  • Repair of underlayment
  • Repair of vinyl membrane

Not Covered

  • Clogged gutters
  • Roof-mounted installations such as a solar water heater or solar panels
  • Condo or townhouse roofs
  • Damage from hail, ice, mud, or wind
  • Metal or green roofs
  • Full roof replacements
  • Roof-penetrating items such as skylights, vents, chimneys, cupolas, and exhaust lines.

An American Home Shield home warranty covers roof leak repairs. This coverage is included in ShieldPlatinum™, and can be added to ShieldSilver™or ShieldGold™ plans at the point of purchase or within the first 60 days of your membership.

 

Roof Leak Repair Coverage includes roof leaks that are typically not covered by homeowners insurance. We cover roof leaks in single-family homes caused by dry rot, broken or missing shingles, standard freezing and thawing cycles, and normal wear and tear, which we define as deterioration to the point of damage that occurs due to ordinary use. Typically, on a roof, wear and tear damage is merely the result of exposure to the elements. We cover detached, single-family homes with non-shared roofs that have asphalt shingles, slate, concrete, and clay tiles, or wood shingles and wood shake tiles. We also cover flat roofs (including those with rolled and vinyl materials). In addition to the main materials of the roof, we also cover components and parts like flashing, sealant, and underlayment. Limitations and exclusions apply.  Please see the Roof Leak Repair Coverage page above for full coverage details.   

Condo, townhomes, mobile home, and other properties with shared roofs. We also do not cover metal or green roofs (also called eco roofs - where the roof has live plants and vegetation on top) because they require special skills and unique tools to repair. If a roof leak is covered, we will repair it subject to your plan’s limitations and exclusions, but we do not provide full roof replacements.  

Once your coverage begins (30 days after you purchase your new home warranty plan) you can request service 24/7 online or call 1-888-691-2854 during standard business hours to request service. 

Roof-mounted installations such as solar water heaters or solar panels and roof-penetrating items such as skylights, vents, chimneys, cupolas, and exhaust lines are NOT covered. They aren’t considered part of your roof. Furthermore, components permanently attached to these items are not covered. These items often require special equipment to repair or replace. Patch or seal flashing, shingles and shakes, seams, nail pops, underlayment, and vinyl membrane are all considered part of the roof and are covered. No, condos, townhomes, mobile homes, and properties with shared roofs are not eligible for Roof Leak Repair Coverage, since we are not able to verify that roof leak is specific to the covered property associated to the warranty.

If the roof leak repair is covered, you only pay your Service Fee (the fee you pay each time you place a service request and a trade Pro comes to your home to provide service) any anything that exceeds the $1,000 coverage limit. Roof Leak Repair Coverage covers up to $1,000 to repair roof leaks per contract term.  

Roof Leak Repair Coverage is available in every state, except Hawaii.
